Furnished rentals for your first months in Argentina

A furnished apartment buys time to learn the city, but only if its dates, costs and exit terms fit the rest of your move.

A temporary address should buy you time

You have arrived with Canadian suitcases, a list of appointments and no reason yet to know which Buenos Aires block works on an ordinary Tuesday. A furnished place can bridge the gap without committing you to a long lease you have not inspected. Browse furnished apartments across Argentina on PlataPlace: it is the simplest place to begin because you can search in plain English and see each listing's source and when it was last seen. The place you choose for arrival need not be your eventual neighbourhood.

A short booking and a residential tenancy are not interchangeable. Before paying, ask whether you are being offered a furnished holiday stay, a temporary rental for a specified purpose or a home you could renew. Establish the exact start and end dates, check-in arrangements and rules about early departure. If you expect residence paperwork to take longer, don't treat an owner's casual suggestion that you can extend as a contractual option. It may be better to book an arrival interval and make a separate decision once you know the address and the city.

Budget for a possible overlap between two homes. The day the first tenancy ends may not be the day you can move into the next one, particularly if you need time to inspect, discuss a garantía or arrange a payment. An extra move across the city takes effort, but it is usually easier to plan than a long lease chosen before the household has even used the neighbourhood. Leave enough access to your Canadian account and cards for deposit and moving expenses while you establish local banking.

Understand what furnished includes

One photograph of a dining table does not tell you what a furnished home contains. Request an itemised inventory before the handover: bedding, a workable kitchen, washing arrangements and any equipment you need for remote work deserve explicit answers. Confirm whether the room shown as a workspace is actually available to you, and whether a desk or reliable connection is included. If a child or pet is travelling, ask about suitability before treating a listing's cheerful photographs as permission to bring them.

Ask which utilities and building charges, or expensas, are included in the quoted amount. A fixed payment that includes electricity may be easier to plan from Canada, but read any usage limits and who resolves an interruption. If the agreement bills services separately, find out how you will see the bill and pay it. Photograph the condition of the apartment and its contents on arrival, agree an inventory with the owner and keep dated copies. This is much more useful at deposit return than competing memories of a damaged chair.

Check the actual apartment's heating, cooling, ventilation and water supply. A Canadian expecting consistent central heating may find an individual appliance instead, and a bright living room does not show whether a bedroom stays comfortable at night. Arrange a viewing where possible, or have an independent person inspect for you. An internet speed promised by the building is no replacement for testing your own connection from the unit during the hours you will use it.

Read the lease in its payment currency

Argentina's 2020 rental law was repealed by DNU 70/2023. The parties may set the term, currency and rent-adjustment mechanism, so the actual written agreement matters more than someone's recollection of a standard lease. Ask what currency each payment uses, including the refundable deposit and any service charges. For a peso lease, read the adjustment dates and index; for a dollar lease, understand how you will obtain and deliver the specified funds from Canada. Do not convert the headline rent at a rate picked on an earlier day.

A guarantee is a separate question from the deposit. Some owners may ask for a local guarantor or another accepted arrangement, but what is acceptable depends on the owner and proposed contract. Put your actual circumstances on the table without assuming a Canadian credit score will act as an Argentine guarantee. Ask what documents are needed before sharing full financial statements, and establish who will receive them. Request a receipt and written conditions before transferring anything to hold the place.

The Ministry of Justice's rental explanation describes written contracts, payment, deposits and ordinary versus extraordinary building charges. Read it alongside your proposed terms, rather than assuming that everything described on a tourism booking page governs a residential lease. If a clause about cancellation, responsibility for damage or payment is hard to follow in Spanish, get an accurate explanation before signing. A furnished apartment is still a home with obligations, even if you intend to stay only for the first stretch.

Use the stay to learn a repeatable route

Test the route from the door to groceries, a useful transport stop and any school or clinic you need. Compare Palermo rentals on PlataPlace with Belgrano apartments for rent if both seem plausible, but judge an exact address rather than a neighbourhood label. A flat on a noisy avenue and one on a nearby interior street can answer very different needs. Rehearse a full weekday, not just a weekend outing.

Give the arrival address only where it is appropriate and where you will still receive correspondence. An immigration application, a bank and a delivery service may each have different rules for a contact or residential address. A short booking does not itself create a right to remain in Argentina, and a residence application does not guarantee a lease. Check Migraciones' requirements for your own route independently of the housing arrangements. If an identity document might arrive after your departure from the flat, plan a reliable way to receive updates.

When you are ready for a longer home, read the Buenos Aires renting guide on PlataPlace before comparing live offers. Ask the same questions of each owner: term, payment currency, deposit, guarantee, expensas and move-in date. This gives you a useful comparison instead of a collection of unrelated headline rents. Save the listings and your notes while you are still in the temporary apartment, not after its checkout date is upon you.

Choose when to stop paying for flexibility

The temporary arrangement has done its job when you can identify which compromises are acceptable in a permanent home. If you regularly travel across town for school or medical care, the current base may not be the right longer-term address. If your daily route works, you might still find that the particular apartment does not. Distinguish the value of a neighbourhood from the adequacy of its first available furnished flat; those are different decisions.

Before the next lease, calculate the overlap, deposits and any guarantee costs using written quotes. Confirm the condition and return process for your first deposit. If the household has not yet decided where to settle, extending a flexible arrangement may be worth its cost; if the routine is clear, paying indefinitely for the option to move can be its own expense. Choose on the basis of the life you have tested, not the urgency of getting out of your first booking.

There is a Canadian logistical detail to the move between addresses, too. Make sure the person sending a package, insurance document or family letter has the new address before you lose access to the old one. Confirm how the owner wants keys returned, which utility readings matter and when an inspection will take place. Ask for a receipt confirming the handover. The temporary home's exit deserves as much care as the next home's entrance, especially when you will be relying on the return of a deposit for other expenses.

If the intended longer lease depends on a job offer or the outcome of a residence application, discuss that uncertainty with the household rather than hiding it in a moving date. No landlord has to accommodate a timetable you did not agree with them. Budget for the possibility that you need another short stay, and keep documents and essential belongings easy to retrieve. Flexibility works best when its limits are written down.

Questions Canadians ask about this

Can I use a furnished rental while seeking residence?

You can arrange housing separately from the immigration process. Check Migraciones' address and residence requirements for your own category; a rental booking alone does not confer residence.

Does furnished mean utilities are included?

No. Ask which services, expensas and usage limits apply to the particular offer, and record the answer in the agreement.

Can I pay a temporary lease in Canadian dollars?

The written agreement determines payment currency. The parties can agree pesos or foreign currency; ask how payment is made and evidenced before committing.

When should I book a longer lease?

After you can inspect the dwelling and test the routes your household will repeat. Compare total costs and the terms of leaving your first rental before choosing a move-in date.
